Modular Systems + Off-site prefabrication
Balfour Beatty develops mechanical and electrical modules ranging from small electrical components to fully operational and complex packaged plant rooms.
Faster, better, more cost effective
Our purpose built off-site manufacturing facility delivers innovative and value engineered solutions that ensure exceptional levels of safety, productivity, quality, cost control and programme certainty to our customers.
Products that we manufacture include:
- Packaged plant rooms
- Service modules
- Riser modules
- Modular electrical systems.
Using Computer Aided Design (CAD) programmes and electronic ordering processes, we cut down paperwork, creating a delivery process that is controlled, sequenced and more sustainable. We make sure every piece of equipment and material can be traced back to ensure our quality is right first time, every time.
We work 'just-in-time', so that each modular component is designed and built only when needed. This efficiency, coupled with locally-sourced suppliers and operatives, means reduced processing times, minimal stock levels and controlled waste.
Using Modular Systems + means that we work less at height, improve construction co-ordination and reduce live testing risk - which makes our practices and people safer, too.
At the Queen Elizabeth Hospital in Birmingham, Modular Systems + reduced working at height hours by 183,840, manual handling hours by 156,480 and hot works by 112,220 hours, contributing significant health and safety benefits to the project as well as saving time on site.

Modular innovations at the National Automotive Centre
Our Expert Ashley Rabone explains how prefabricated vertical risers deliver heating, ventilation and electricity to the new National Automotive Innovation Centre (NAIC) in Coventry. We manufacture these risers off-site at our Modular Systems+ facility, increasing efficiency and reducing safety risks on site. With subtitles. #expertengineers
Simplifying our sites with modular systems
Balfour Beatty's Steve Hough, Innovations Director, explains the benefits of producing mechanical pipework and electrical wiring modules off-site. Prefabrication can save up to 30% of programme time on site and increases workforce safety. Subtitles available. #expertengineers
